Akoya and Feldberg Capital appointed HOP Works to refresh and reconfigure a ground floor workspace at Power Road Studios, a former Singer sewing machine factory from the 1930s now transformed into a creative campus.
With a tenant vacating, the goal was to create a lighter, more inviting environment while retaining key existing features for sustainability and cost efficiency, improving functionality, natural light, and modern appeal for a broad tenant base.
We reimagined the workspace to maximise openness and comfort. Select meeting rooms were removed to free up the floorplate for additional desking and improved natural light.
New furniture from OW-N, including desks, breakout pieces, and seating, were introduced to support flexible working. Muted tones of soft greens, oranges, and natural neutrals were applied throughout, complemented by styling elements and desk accessories for a warm, lived-in feel.
The existing teapoint was retained and upgraded with an integrated fridge, while a new breakout nook was created adjacent to it with fabric wall panelling for acoustics and comfort.
Feature lighting and Crittall-style glazing were added to balance openness with acoustic separation. Meeting rooms were reconfigured and upgraded with fabric wall panelling, door wrapping, and new furniture to create a refined, professional finish. Existing M&E systems were retained to ensure efficiency and cost-effectiveness.
The impact
The project successfully modernised and softened the space while making full use of existing elements. The result is a bright, versatile, and commercially attractive environment that enhances tenant experience, supports flexible working, and appeals to a wide range of occupiers. Thoughtful detailing and careful material choices created a welcoming and functional workplace that balances style, sustainability, and practicality.
