A clean slate for future tenants

HOP Works was appointed by Akoya and Feldberg Capital to deliver a full CAT A refurbishment to Unit 3.3 – a standalone 900 sq ft space located just outside the main building. The aim was to create a high-quality blank canvas ready for a future tenant’s CAT B fit out, combining modern standards with flexibility and character.

Our solution

We completed a full refurbishment to bring the space up to date and ready for occupation. Ceilings, lighting, M&E, and flooring were all renewed throughout. The existing bathroom layout was retained for efficiency but fully refreshed with new tiles, sanitaryware, sinks, and flooring. Doors were resprayed white for a clean, modern look.

LVT flooring was installed throughout, including on the stairs with new nosings, complementing the building’s original features. The front door was repainted in a light, Scandinavian-inspired finish, while fresh white walls and upgraded LED lighting created a bright, neutral backdrop. All new M&E systems were fitted to meet modern standards, ensuring comfort and efficiency for future tenants.

The impact

The result is a high-quality, flexible CAT A space that’s bright, clean, and versatile — ready for a future CAT B fit out. With modern finishes, efficient lighting, and thoughtful detailing, Unit 3.3 now offers a contemporary foundation for an incoming tenant to make their own.
