A flexible future: elevating landlord space through design

HOP Works was asked to refresh and reconfigure a second floor workspace on behalf of Akoya and Feldberg Capital, to create a brighter, more collaborative CAT A+ environment ready to let. The goal was to improve functionality, flow, and appeal while retaining key structural elements and keeping costs efficient.

Our solution

With thoughtful adaptations, we elevated the landlord CAT A+ space to feel welcoming, flexible, and ready for tenants to move in and make their own.

A new breakout area with a natural oak and navy teapoint from JUMP Joinery became the focal point, supported by new flooring, tailored OW-N furniture, and feature lighting to define distinct zones.

Meeting rooms were refreshed with fabric walls, glazed partitions, and updated finishes to create calm, practical spaces.

We opened up the floor to create an open and airy layout. A high bench supports casual meetings, while smart storage keeps the environment clear and adaptable. The arrival lounge was positioned to flow directly into the breakout area, encouraging natural interaction.

Textured tiles, brass details, and soft furnishings add warmth and personality throughout, resulting in a space that feels inviting, functional, and easy to tailor for future occupants.

The impact

The refurbished space is bright, inviting, and highly functional. From arrival to breakout, the design delivers a cohesive, professional environment that encourages collaboration and appeals to a wide range of tenants, ready for modern working needs.
