A continued partnership at 11 Ironmonger Lane

Feldberg Capital appointed HOP Works to reposition level two at 11 Ironmonger Lane after our joint success of levels of one and four.

As landlord, the objective was to enhance the floor’s appeal and secure a new occupier by delivering a high-quality, ready-to-occupy workplace.

Building on the success of previously completed floors, the scheme needed to align with the wider vision for the beautiful Grade II listed building, while showcasing its unique character.

Our solution

Our design approach carefully balanced heritage and modernity to create a distinctive and market-ready environment.

We leaned into the building’s architectural character, restoring and celebrating original features such as dado rails, skirting boards, wall panelling, architraves, and sash windows. These elements were central to expressing the history and identity of the space.

In contrast, a contemporary furniture scheme with OW-N Furniture was introduced to bring warmth and personality. Soft, organic forms including modular seating were paired with playful rugs, shelving, and layered textures in partnership with What’s Your Cosy. New furniture was styled to create a comfortable, inviting workplace with a “ready-to-use” feel.

The layout was fundamentally reconfigured to improve usability and flow. Previously a cellular arrangement with enclosed offices and hidden amenities, the space was opened up to create a more fluid, natural plan. This included repositioning meeting rooms, enhancing the visibility of the tea point, and establishing a clearer, more welcoming arrival and exit experience.

Materiality played a key role in tying the scheme together. Classic herringbone flooring was introduced through primary walkways, referencing traditional detailing while adding durability. Ceiling and lighting upgrades were also delivered to meet modern compliance standards and improve overall workplace quality.

A refined colour palette combined cool blue tones with natural finishes. The addition of timber and planting introduced warmth and vibrancy, resulting in a balanced, contemporary aesthetic.

The impact

The transformation of level 2 has repositioned the floor as a high-quality, design-led workplace ready for immediate occupation. By combining heritage features with a modern, flexible layout, the scheme appeals to a broad range of prospective tenants.

Ultimately, the project supports Feldberg Capital’s leasing strategy by elevating the asset and increasing its attractiveness in a competitive market.
