As landlord of 75 Farringdon Road, Invesco wanted to deliver a tenant-ready workplace to level three that would be attractive, functional, and help get a tenant in fast.
Our design to turn the blank canvas CAT A floor into a fully-fitted landlord CAT A+ space helped Invesco secure a tenant before the project had even completed. We adapted our design and scope of works to deliver a space that suited the landlord’s and incoming tenant’s needs.
Working closely with Invesco, P&BC as Project Manager, and Buro Four as the incoming tenant, we ensured that the space balanced the landlord’s requirements with the tenant’s aspirations.
The result was a CAT A to CAT A+ transformation that delivered four fully equipped meeting rooms, a dedicated comms room, a contemporary teapoint designed and built with JUMP Joinery, desking, lockers, and furniture tailored for collaborative working.
Neutral finishes with subtle pops of colour align with the tenant’s brand, while the floor has been designed with flexible layouts and a timeless aesthetic for Invesco’s investment security.
The impact
The quality of our speculative designs meant the space was pre-let before completion, reducing void periods and maximising value for Invesco.
This project demonstrates how a thoughtful Cat A+ approach can bridge the gap between landlord and tenant needs, saving time and reducing costs. The floor is future-proofed for Invesco while creating a space that feels like home for Buro Four.
