Our repeat client, Feldberg Capital, asked us to enhance an existing unit that had a great fabric but was worn, whitewashed, and lacked warmth. They wanted to retain the charm of the original features while making it more lettable – a refresh to complement the industrial surroundings of Lonsdale Road and appeal to modern tenants.
We embraced the building’s rustic character and brought it to life with subtle interventions. Partition walls were removed to open up the footprint, creating a light-filled, flexible space that supports different modes of working.
We enhanced the industrial aesthetic with soft neutral tones and green accents to complement the original exposed brick walls. We used matte grey floor paint over the concrete to bring a cleaner, warmer feel without losing the raw look.
All furniture was newly specified from OW-N, with thoughtful placement to maximise use without overcrowding. We relocated the teapoint to open up the entrance, transforming the flow and feel.
We reused existing cabinetry and curtains where possible, injecting warmth with new colours, textures, and carefully selected accessories and dressing from What’s Your Cosy.
Upstairs, we reduced the desk count to make the space more comfortable, working within the existing power layout. We also enhanced the boardroom with feature lighting and decorations to soften, and revamped the phone booth with custom joinery from JUMP.
The impact
“HOP Works completely transformed our space at 6 Lonsdale Road. What was once a tired, empty unit is now a stylish, functional workspace full of character and warmth.
The team understood exactly what we wanted – to retain the original charm while making it attractive to modern tenants – and delivered beyond our expectations. The design is thoughtful, the finishes are high quality, and the space now feels welcoming and ready to let.
A fantastic result with a smart use of budget and space!”
