15–18 Austin Friars is a newly refurbished building in the heart of London’s Square Mile. The vacant fifth floor presented an opportunity to deliver a boutique penthouse workplace designed to attract modern occupiers.
Edmond de Rothschild appointed HOP Works to design and deliver a Landlord CAT B scheme, transforming the floor into a ready-to-occupy environment with broad tenant appeal.
The starting point was to maximise light and flexibility across the floor. Previously the floor was very dark, so we introduced soft furnishings, warm materials and bright colours to make the space more welcoming.
The layout balances collaboration and focus. It includes open plan desking, hot desking areas, two meeting rooms, a focus pod, a client waiting area, and a teapoint. A private terrace adds a premium touch, giving occupiers valuable outdoor space.
Desking has been positioned in the brightest area of the floor, ensuring everyone benefits from natural light and direct access to the balcony. Meeting rooms sit centrally for easy visitor access, while the teapoint is deliberately located on the opposite side to encourage movement and interaction throughout the day.
The design language leans into warm, natural tones. Reds, greens and soft neutrals combine to create a calm, refined atmosphere that feels both contemporary and timeless.
The impact
The finished space delivers a strong, market-ready proposition in a competitive City location. It offers occupiers a high-quality, design-led workplace without the time or cost of a traditional fit-out.
By combining flexibility, functionality and a distinctive aesthetic, the scheme broadens appeal across a range of tenants. It supports faster leasing potential, enhances the overall building offer, and positions the asset as a premium, ready-to-move-into workplace.
