11 Ironmonger Lane is a beautiful Grade II listed building in the heart of the City of London. On behalf of our repeat client, Feldberg Capital, and the landlord, Fenchurch Place Propco, we were tasked with transforming two dated, underutilised floors into dynamic ready-to-work office space.
The building’s heritage features had been hidden for years behind tired fit-outs. Old M&E systems, worn carpets, and inefficient glass-box meeting rooms made the spaces feel outdated and uninviting.
We delivered a design-led landlord CAT B fit-out across levels one and four, creating fully fitted workspaces ready for immediate occupation. Each floor now offers desking, 4–10 person meeting rooms, kitchens and breakout spaces, arrival areas, comms rooms, and printing zones – all carefully planned to balance efficiency with style.
Following Feldberg Capital’s design guidelines, we opened up the floors, removed outdated partitions, and introduced new structures to complement the building’s heritage. Level one features pink hues, while level four embraces greens – each with reimagined teapoints, integrated banquet seating, and welcoming arrival zones that give the floors their own identity yet maintain consistency.
We celebrated the building’s character by exposing brickwork, adding archways, curved partitions, and wall panelling for a premium feel. The spaces were dressed with artwork and accessories from What’s Your Cosy, bespoke joinery by JUMP Joinery, planting from Urban Greens, and furniture from OW-N, creating inspiring, functional environments. Updated M&E systems further improve building efficiency.
To enhance the client journey, boardrooms, meeting rooms, and lounge areas were positioned near the entrance, establishing a strong arrival experience and setting the tone for the workspace.
The impact
Feldberg Capital now have flexible workspaces with a balance of openness and defined zones – designed to attract tenants quickly and give them the freedom to add their own touches.
Feldberg Capital have since appointed HOP Works to refurbish another floor at 11 Ironmonger Lane, as well as a further four projects – a testament to the success of our partnership and our ability to deliver high-quality, design-led spaces that perform commercially.
